A Calderwood home is usually up against two things: the other resales in the valley, and a new house-and-land package down the road. A free appraisal from Monique looks at your home, the homes like it that have sold in the same and neighbouring stages, and what a buyer would pay for a finished home over a package, and gives you a price range with the reasoning written down.

Your appraisal

Buyers here are nearly always comparing two homes: an established one, and a new build on a vacant lot in the same estate. A package price looks lower until a buyer adds what a finished home already has: the driveway, fencing, landscaping, blinds and the months of waiting while it's built. Showing a buyer that sum is part of how we sell a Calderwood home.
Within the valley, price follows the lot and the house: the stage, the frontage and the slope, which way the living areas face, the inclusions (ducted air conditioning, stone benches, a second living room), and what's around it, from the parks and trails to Calderwood Village and the new public school planned for Calderwood Road.
We price from resales in the same stage and the ones around it, not from the developer's list prices. Those are asking prices for something not yet built, and they don't tell you what a buyer has actually paid.
The market
Houses across postcode 2527 sold for a median of $1,010,000 in the March quarter 2026, up 18.8% on a year earlier. The postcode also takes in Albion Park, Albion Park Rail and Tullimbar, so it's a starting point for Calderwood, not its price; an appraisal works from the sales in Calderwood itself.
At the 2021 Census, 65.8% of Calderwood's homes were owned with a mortgage and 13.3% owned outright, and 97.6% were separate houses.

Questions
The median house price across postcode 2527 was $1,010,000 in the March quarter 2026, but that includes neighbouring suburbs. What your home is worth depends on its land, condition and position, and on what's sold near it lately. A free appraisal gives you a price range for your home, based on Calderwood sales, in writing.
Often it competes well, because it's finished and ready to live in. A package buyer still has to pay for a driveway, fencing, landscaping and window coverings, and wait for the build. How that works out for your home depends on its age, inclusions and lot, which is what the appraisal looks at.
Most of Calderwood is in the City of Shellharbour, postcode 2527. Part of the Calderwood Valley release area towards Marshall Mount is in the City of Wollongong. Your rates notice will say which; it doesn't change how we appraise the home.
It depends on your plans and the numbers. Houses in the postcode lease for around $800 a week, a gross yield of about 4.1% on the median price. We can give you an appraisal and a rental appraisal together, so you can compare them side by side.

Yes. Answer a few questions on our property value page and we'll email you an estimate. It's a good start, but it can't see your renovation, your outlook or the state of the market this month; an appraisal accounts for all of that.
