Property management in Calderwood

Almost every home in Calderwood was built in the last few years, so most rentals here are a first or second tenancy in a new four-bedroom house. We lease them, inspect them and look after them from our office at Shell Cove Marina, with Jordan as your one point of contact.

Renting out in Calderwood

Renting out a new home in the Calderwood Valley

A new house is easy to lease and easy to look after, but it has a few things an older rental doesn't. The first is the builder. NSW gives a new home a statutory warranty of six years for major defects and two years for everything else, and a tenant is often the first to notice a sticking door, a cracked tile or a leaking shower. We record each one with dated photos, tell you, and lodge it with the builder while it's still covered, so a defect isn't mistaken for wear and tear or paid for twice.

The second is the ingoing condition report. In a home this new it's the record of what was there on day one, from the lawn that has only just gone down to the marks on the walls, and it's what settles the bond at the end. Ours are detailed, room by room, with dated photos.

The third is how many homes look alike. Investors' houses in the same stage are often finished in the same months, so several near-identical four-bedroom homes can be advertised at once. What sets yours apart is a rent set from homes that have actually leased, good photographs, and being ready to show it the week it comes up.

What homes rent for in Calderwood

Houses across postcode 2527, which also takes in Albion Park, Albion Park Rail and Tullimbar, leased for a median of $800 a week in the June quarter 2026, up 15.1% on a year earlier. A three-bedroom house leased for a median of $720, and four bedrooms or more for $875.

New bonds were lodged for 92 houses in the quarter, 21% fewer than a year earlier, while rents rose. Fewer houses are coming up for lease, and a well-presented one is in demand.

At the 2021 Census, 19.8% of Calderwood's homes were rented.

Calderwood is a young family suburb: a median age of 30 and just over three people to a household at the 2021 Census, with nearly every home a separate house. Tenants ask about the trails and parks, Calderwood Village and its Woolworths, Calderwood Christian School, the public primary school planned for Calderwood Road, and the drive to Albion Park, the M1 and Wollongong.

Most new homes here are separately metered and fitted with water-efficient showerheads, taps and toilets. If yours meets the standards NSW sets, the tenant can be asked to pay for the water they use, and we check before the lease is signed so it's written in from the start.

Questions

Landlords in Calderwood ask us

How much rent will my Calderwood house get?

Houses in postcode 2527 leased for a median of $800 a week in the June quarter 2026: about $720 for three bedrooms and $875 for four or more. Your home's rent depends on its size, condition, yard and position, and on what's leasing near it this month. A free rental appraisal gives you a figure for your home, in writing.

Do you manage rentals in Calderwood?

Yes. We manage houses in Calderwood from our office at Shell Cove Marina, about 13 km away. Jordan Thomas looks after each one herself, from the appraisal to the end of the lease.

Who fixes a defect in a new Calderwood home while it's tenanted?

If it's covered by the builder's warranty, the builder does, and we arrange it: we report it with photos, book the trade in with the tenant and follow it up until it's done. Anything urgent, like a burst pipe or no hot water, is fixed straight away, as the law requires, and we sort out who pays afterwards.

Can my Calderwood tenant pay for water?

Yes, if the home is separately metered and meets the NSW water efficiency standards: no leaking taps or toilets, showerheads and kitchen and basin taps that use no more than nine litres a minute, and, since March 2025, dual-flush toilets with at least a three-star rating. New homes in Calderwood usually do. We check the fittings before the lease starts, and the tenant then pays for the water they use while you keep paying the fixed charges.

Do you manage rentals in the Wollongong part of Calderwood Valley?

Yes. Part of the release area towards Marshall Mount is in the City of Wollongong. The tenancy rules are the same across NSW, and it's the same drive from our office.

What does property management cost?

It depends on the property and the services you want. We set our fees out in writing with your rental appraisal, so you can compare them properly, and every charge is in the management agreement you sign.
