There's no single answer, because Flinders homes vary more than the suburb's size suggests: thirty-year-old brick homes and updated ones, flat blocks and sloping ones, villas and four-bedroom houses. A free appraisal from Monique looks at your home and the homes like it that have sold nearby, and gives you a price range with the reasoning written down.

In Flinders price follows the block and the house more than the view: how close a home is to Shell Cove, the school and the reserves; the size and slope of the land; and how well a 1990s house has been kept or updated. A new kitchen and bathrooms, a second living area or a pool can put two homes on the same street a long way apart.
Villas and townhouses sell to a different buyer from four-bedroom family homes: downsizers and first home buyers, often comparing them with units in Shellharbour City Centre and townhouses in Shell Cove.
Flinders also sits next to Shell Cove, and many buyers look at both. Some are priced out of the newer streets at the marina and come to Flinders for a bigger block; others come for Flinders Public School and the new high school being built beside it. We see them at our open homes in both suburbs.
The market
Houses across postcode 2529 sold for a median of $1,275,000 in the March quarter 2026, up 9.7% on a year earlier, and strata homes (villas, townhouses and units) for $850,000. The postcode also takes in Shell Cove, Shellharbour and Dunmore, so it's a starting point for Flinders, not its price; an appraisal works from the sales in Flinders itself.
At the 2021 Census, 45.7% of Flinders' homes were owned with a mortgage and 28.9% owned outright, and 73.6% were separate houses.

Questions
The median house price across postcode 2529 was $1,275,000 in the March quarter 2026, but that includes neighbouring suburbs. What your home is worth depends on its land, condition and position, and on what's sold near it lately. A free appraisal gives you a price range for your home, based on Flinders sales, in writing.
It's too early to say what it will do to prices. The school is due to open in 2029 on Murray Way, beside Flinders Public School, and families already ask about it. We'll show you what homes near the schools have sold for, so you can judge for yourself.
Strata homes across postcode 2529 have a separate median in the NSW Rent and Sales Report, shown above, but a villa's price depends heavily on its size, courtyard, parking and the strata scheme itself. An appraisal compares it with villas and townhouses that have actually sold nearby.
It depends on your plans and the numbers. Houses in the postcode lease for around $810 a week, a gross yield of about 3.3% on the median price. We can give you an appraisal and a rental appraisal together, so you can compare them side by side.

Yes. Answer a few questions on our property value page and we'll email you an estimate. It's a good start, but it can't see your renovation, your outlook or the state of the market this month; an appraisal accounts for all of that.
