Renting out in Flinders
Renting out a home in Flinders
Most of Flinders was built from the early 1990s, so many rentals here are thirty-year-old brick homes. They lease well, but the age shows in the things a tenant notices first: the hot water system, the oven and cooktop, the gutters, the smoke alarms. NSW requires a rental to meet minimum standards before it's leased, and smoke alarms to be checked every year and replaced when the maker says, usually after ten years. We check at each routine inspection and tell you what's coming before it fails, so a repair is planned rather than urgent.
Some Flinders homes have a pool. A home with a pool can't be leased in NSW without a current certificate of compliance or an occupation certificate issued in the last three years, and a certificate of non-compliance isn't enough for a lease the way it can be for a sale. We make sure you have the right one before the lease is signed.
Villas and townhouses here sit in small strata schemes. The scheme's by-laws apply to your tenant as well, so we give them a copy with the lease and deal with the strata manager when something affects the common property.
The market
What homes rent for in Flinders
Houses across postcode 2529, which also takes in Shell Cove, Shellharbour and Dunmore, leased for a median of $810 a week in the June quarter 2026, up 3.2% on a year earlier. A three-bedroom house leased for a median of $750, and four bedrooms or more for $965. Townhouses leased for $790 and units for $660.
New bonds were lodged for 92 houses in the quarter, 19% fewer than a year earlier, while rents rose. Fewer houses are coming up for lease, and a well-presented one is in demand.
At the 2021 Census, 24% of Flinders' homes were rented.
Tenants looking in Flinders are mostly families: Flinders Public School is in the suburb, a new public high school is being built beside it on Murray Way for 2029, and Blackbutt Forest Reserve, Stockland Shellharbour and Shellharbour Junction station are all close. Many of them are looking in Shell Cove next door too, so a Flinders home is priced and presented with that comparison in mind.
If your home is separately metered and meets the NSW water efficiency standards, the tenant can be asked to pay for the water they use. A thirty-year-old home sometimes needs a flow regulator on a tap or showerhead, or a dual-flush toilet, first; we'll tell you if yours does.

Questions
Landlords in Flinders ask us
How much rent will my Flinders house get?
Houses in postcode 2529 leased for a median of $810 a week in the June quarter 2026: about $750 for three bedrooms and $965 for four or more. Your home's rent depends on its size, condition, yard and position, and on what's leasing near it this month. A free rental appraisal gives you a figure for your home, in writing.
Do you manage rentals in Flinders?
Yes. We manage houses, villas and townhouses in Flinders from our office at Shell Cove Marina, two kilometres away. Jordan Thomas looks after each one herself, from the appraisal to the end of the lease.
My Flinders rental has a pool. What do I need?
Before you lease it, a current certificate of compliance for the pool, or an occupation certificate issued within the last three years; a certificate of non-compliance isn't accepted for a lease. A copy goes to the tenant with the lease. If you don't have one, the inspection can be booked with Shellharbour City Council or a private certifier, and we'll help you arrange it.
Do you manage villas and townhouses in Flinders?
Yes. We manage houses, villas and townhouses across Flinders. For a strata home we give the tenant the by-laws with the lease and work with the strata manager on anything that affects the common property.
What does property management cost?
It depends on the property and the services you want. We set our fees out in writing with your rental appraisal, so you can compare them properly, and every charge is in the management agreement you sign.
